What will your day (or week) look like?
This role balances strategic planning with disciplined execution across a multi-site portfolio. You will analyze asset condition, lifecycle data, and risk to inform maintenance priorities and capital investments, while advancing long-range capital plans aligned with organizational priorities and community impact.
You will establish standardized maintenance, inspection, and cleaning protocols, and lead vendor and contractor performance to ensure compliance, cost control, and consistent service delivery. In close partnership with operational leaders, you will ensure facilities support safe, inclusive, high-quality YMCA experiences.
You will also provide technical guidance for sites without dedicated facility staff, while overseeing compliance, audits, and risk management. Using performance data, you will drive continuous improvement and responsible stewardship of capital and operating resources.
Role Snapshot
Reporting to the Chief Operations Officer, the Manager – Asset & Facilities provides enterprise-level oversight of YMCA of Niagara’s facility portfolio, ensuring all environments are safe, compliant, and aligned with the organization’s mission to strengthen community. Operating within a centralized asset management model, this role establishes the systems, standards, and long-term strategies required to sustain high-performing facilities across all locations.

Asset Strategy and Lifecycle Management: Leads portfolio-wide asset oversight, condition monitoring, and long-range capital planning to sustain safe, reliable, and high-performing facilities

Maintenance and Operational Standards: Establishes and governs preventative maintenance programs, inspection protocols, and consistent facility standards across all sites

Vendor, Contract and Service Delivery Management: Directs procurement and performance of contractors and service providers to ensure compliance, quality, and value across the portfolio

Risk, Compliance and Safety: Oversees regulatory compliance, facility audits, and risk management practices to protect people, assets, and operations

Financial Stewardship and Strategic Collaboration: Manages capital and maintenance investments while partnering with leadership to align facility strategy with program delivery and community impact
Qualifications & Experience

Post-secondary education in facilities management, building operations, engineering, or construction management
-
Facility Management certification or trade-related certifications (e.g., HVAC, building operator certification, FMP, or equivalent) considered an asset

Certified Pool Operator (CPO) or willingness to obtain

5+ years of progressive experience in facility operations, asset management, building maintenance, or property management, preferably in a multi-site environment.

Demonstrated experience overseeing building systems including HVAC, mechanical, electrical, plumbing, and structural components

Technical knowledge of HVAC systems, preventative maintenance practices, building automation systems, and energy management principles

Knowledge of aquatics mechanical systems including filtration, chemical treatment, and circulation systems

Experience developing, implementing, and monitoring preventative maintenance programs and asset lifecycle plans

Proven experience managing contractors, vendors, and service agreements, including procurement, performance management, and contract compliance across multiple priorities and a diverse property portfolio

Experience as a Project Manager, coordinating and/or leading capital repair, refurbishment, and infrastructure renewal projects

Experience working with budgets, including tracking operating and capital expenditures and supporting long-term capital planning

Strong working knowledge of inspections, audit and regulatory compliance to applicable legislation and standards, including building codes, fire and life safety systems, pool operations (Ontario Regulation 565), and occupational health & safety requirements

Effective communication and interpersonal skills, with the ability to collaborate with internal stakeholders, external partners, and non-technical staff

Demonstrated ability to provide technical guidance and support to operational teams, including sites without dedicated facility staff

Proficiency with Microsoft Office and experience with facility or asset management systems (e.g., CMMS, BAS platforms)

Current Police Vulnerable Sector Check (PVSC) issued for the YMCA of Niagara
