What this job involves:
JLL is hiring a Building Operator for a fixed term contract of six months to join the Property Management Team at 44 Charles. This is a very busy, upscale residential complex with top notch amenities and direct access to Manulife Centre. The Operations Team is responsible for ongoing preventative, corrective and emergency maintenance of the properties, as well as in-suite turnover maintenance and resident maintenance requests. The operator will be in integral to achieving our goal of high-level customer satisfaction and a high level of resident retention.
Complimentary on-site parking is available to all staff.
What your day-to-day will look like::
Respond to tenant and user service calls and complaints as quickly and efficiently as possible.
Perform work in one or more of the trades: carpentry, plumbing, HVAC, electrical, etc.
Provide assistance as directed to other building operations staff.
Perform water treatment testing and analysis, adjust and modify chemical feed to ensure proper levels are being maintained.
Act as relief for other similar positions whose incumbent may be absent from time-to-time.
Ensure workspaces, common areas and mechanical/electrical areas are kept clean and organized at all times, including performing custodial duties within these areas as directed.
Perform other related duties as required and reasonably assigned from time-to-time.
Required Qualifications:
3 years’ experience in building repairs/operations, preferably in a multi-residential building.
Good verbal and written communication skills. Must be able to comprehend an issue and resolve it, interact with residents and complete logs.
Trade school license and completion of formal apprenticeship training is an asset.
Basic Interpersonal skills demonstrating professionalism and commitment to service excellence.
Exceptional knowledge of tenant, health and safety regulations (e.g., WHMIS, Ontario Building and Fire Codes), plus hazard reduction while carrying out maintenance tasks.
Aptitude to learn state-of-the-art Building Automation Systems in order to be trained for the next level.
React swiftly and accurately to crisis situations.
Respond to unexpected emergency call-backs if problems occur from time-to-time.
Ability to perform the requirements of the job with minimal supervision and complete the assigned tasks per agreed deadlines.
Able to monitor and supervise outside contractors and staff.
Computer proficiency with working knowledge of Microsoft Office; experience with Yardi Voyager and Yardi Maintenance IQ an asset.
Special Hours and Coverage Requirements:
The position requires flexibility to work outside standard business hours on a rotational basis:
Weekend Coverage: One Saturday per month from 8:30 AM to 5:00 PM
Extended Weekday Coverage: One late shift per week until 7:00 PM
On-Call Coverage: Participate in after-hours on-call rotation to respond to emergency maintenance situations outside of regular business hours, including evenings, weekends, and holidays
All assignments are scheduled in advance through a rotation system among team members, with appropriate compensation per company policy
